The development - What is there?

This development was awarded the 'What House' Gold award (sponsored by the Sunday Times) for the country's best retirement development in 1998. The court was developed by Gobowen based D.W.Dulson Ltd and it is situated adjacent to the Orthopaedic Hospital to the rear of Meadowbrook Care Centre - also developed by D.W. Dulson - but now an independent nursing home under the Bettercare brand.

There are 46 mostly semi-detached 2 bed-roomed bungalows with garages and a further 14 mostly semi-detached one bed-roomed bungalows without garages. A covered walk-way connects the first 40 bungalows around the nursing station and another walk-way connects the remaining 20 bungalows. The court is managed by Leabrook Lodge Ltd - an associate company of the developer - and the care and housekeeping staff are under detailed supervision of a nurse/manager. The care staff generally expect that they will be able to look after residents as long as they wish to remain in their own bungalows and only in exceptional circumstances will it be necessary for them to move to a residential nursing home.

If perhaps you are getting to the situation where you should be considering a move to a nursing home but you really do wish to stay in your own home and you can afford to then perhaps Meadowbrook Court is the place for you.

All the bungalows have a conservatory and are completely wheelchair compatible. The bathroom has a walk-in shower flush with the floor and the bath is fitted with an electrically powered seat. An unusual feature for retirement properties is the provision of a second toilet which is available for guests. The garage is sufficiently long at 19 feet to garage a car and permit a wheelchair to be charged over-night. Additionally it is wide enough at almost 11 feet to accommodate a wheelchair by the side of the car. A 24 hour call system connects with the nursing station. Heating is electric 'under floor' which is provided under the Option 14 tariff allowing a top-up in the afternoon.

A small complex, comprising 2 guest rooms, a community room with a large conservatory and a small dining room served by a kitchen, which also provides meals for those who are housebound, is situated between the first group of 40 bungalows and the final group of 20 bungalows.



Location - Where is it?


Gobowen is in north west Shropshire. Glorious open country to the east - towards Shrewsbury - and to the south and to the north past Wrexham (in Wales) through to Chester and the Welsh hills to the west Gobowen is also on the old GWR main line railway just before it reaches Wales on the way to Birkenhead.

It was originally the station for Oswestry although they did subsequently build a branch line there which was then Beechingised. It is just over an hour's journey - 50 miles - from the junction of the M6 with the M56 and it is also just over an hour - another 50 miles - from the junction of the M6 with the M54. It is just possible to travel to London by train and return the same day and a little easier if you can be collected from - or taken to - Shrewsbury. Birmingham International Airport is less than 2 hours away; Manchester International a little nearer and Liverpool (EasyJet) nearer still.

What does it Cost?


The current service charge is £270 p/month. This also includes maintenance of the grounds and of the exterior of the bungalows; buildings insurance (but not contents); window cleaning and 1 hour of domestic cleaning each week.

Most of the residents at Meadowbrook do not need care. For those that do need care the cost is currently £7.40 per hour. Purely as an example, for someone requiring 2 hours care per day the total cost including the service charge and the cost of meals would be in the region of £12,000 p/a, whilst 5 hours care per day would cost about £20.000 p/a, which would be roughly in line with a fair nursing home cost.
